Exploring NDIS Accommodation: What You Need to Know

If you’ve been thinking about moving out of home for the first time into NDIS-funded accommodation, you might be wondering where to start. Understanding what is available, how the funding works, and what the process looks like can make a big difference. 

At Challenge Community Services, we support people at every step of the moving journey: from exploring your options, to applying for the right funding, to moving in and beyond.  

This guide explains what NDIS accommodation is, what types of housing are available, and how we can help you find the right home and choose the life you love. 

 

What is NDIS accommodation? 

NDIS accommodation refers to housing options that are supported through NDIS funding. These are designed for people who need some level of support to live more independently. The type of support and accommodation you receive will depend on your individual needs and goals. 

Types of NDIS accommodation 

There are several options, each offering different levels of support: 

  • Supported Independent Living (SIL) – Shared or individual homes with support staff to help with daily tasks like cooking, cleaning, and personal care. 
  • Specialist Disability Accommodation (SDA) – Purpose-built homes designed for people with very high support needs or significant functional impairment. 
  • Individualised Living Options (ILO) – A flexible option that allows you to design your own living arrangement, such as living with a host or chosen housemate, with tailored supports. 
  • Short Term Accommodation (STA) – Temporary accommodation, often used for respite. 
  • Medium Term Accommodation (MTA) – A short-term housing solution for participants waiting for a longer-term option to become available. 

 

What type of NDIS funding do I need? 

Different types of accommodation require different kinds of funding in your NDIS plan: 
  

  • SIL is usually funded under Core Supports (Assistance with Daily Living) 
  • SDA is funded under Capital Supports 
  • ILO is funded under Capacity Building and Core Supports (Home and Living) 
  • STA/MTA can be funded under Core or Capacity Building, depending on your goals

Can I choose where and who I live with? 

Yes.

One of the key principles of the NDIS is choice and control. This means you can choose: 

  • The type of home you want to live in 
  • The area or location you’d like to live in 
  • Whether you’d like to live alone or with others 
  • Who provides your support 

At Challenge, we work closely with participants and families to find housing options that match your needs and preferences. 

 

We can work with your Support Coordinator or NDIS team 

You don’t have to figure everything out by yourself.  

We regularly work with Support Coordinators, Local Area Coordinators (LACs), and NDIS Planners to help participants explore accommodation options, gather supporting documents, and apply for the right funding.  

If you already have a team supporting you, we’ll collaborate with them to make the process easier. If you don’t, we can help connect you to the right professionals. 

 

Understanding the application and intake process 

Here’s how the process usually works: 

1. Start the conversation 
Get in touch with our team or talk to your Support Coordinator about your housing goals. If you’re not sure what you need yet, that’s okay—we can help you explore your options. 

2. Review your NDIS plan 
We’ll look at your current NDIS plan to see what funding you have and whether it includes a housing goal. If it doesn’t, we can help you prepare to request one at your next plan review. 

3. Gather supporting documents 
To apply for SIL, SDA or ILO, you’ll usually need assessments from allied health professionals (like an Occupational Therapist) and a Housing Solutions Report. We can help arrange these assessments and provide supporting information if needed. 

4. Apply for funding (if required) 
If you don’t already have the right funding, we’ll help your Support Coordinator or planner submit the necessary documents to the NDIA for review. 

5. Explore available homes 
Once the right funding is in place, we’ll work with you to explore available homes that suit your needs, preferences, and support level. 

6. Complete the intake process 
When you’ve found the right fit, we’ll begin the intake process. This includes confirming your support needs, matching you with compatible housemates (if relevant), and finalising service agreements. 

7. Move in with confidence 
We’ll support you through every step of your move, from planning and packing to settling in and adjusting to your new home.

Challenge provides NDIS accommodation across regional New South Wales and Queensland, including places like:

  • Ipswich 
  • Brisbane
